Commercial Manager - Residential Development
Location: Birmingham
Salary: Up to £100,000 negotiable plus package

An established residential developer is seeking a Commercial Manager to support the delivery of two major residential projects in Birmingham. This role will play a key part in managing the commercial performance of large-scale, multi-phase developments, ensuring strong cost control, value engineering, and collaboration across project teams.

The Role

As Commercial Manager, you will lead the commercial management of residential developments from early cost planning through to delivery. Working closely with construction, technical, and planning teams, you will ensure projects are delivered within budget while maintaining high design and quality standards.

Key Responsibilities

• Determining and managing the cost plan for developments in collaboration with internal teams and consultants.

• Preparing input for the purchase appraisal and coordinating the phased commencement appraisal.

• Liaising with architects and consultants to provide continuous value engineering of design concepts and proposals.

• Monitoring design changes to identify and manage cost impacts.

• Managing the PQS appointed for cost planning and ensuring alignment with design and market positioning.

• Establishing subcontractor engagement early to support value engineering opportunities.

• Setting up and recruiting surveying support where required.

• Developing clear and robust scope definitions for works packages.

• Implementing and maintaining cost reporting systems in line with company procedures.

• Managing the commercial team to ensure delivery within approved budgets.

Experience Required

• Significant experience working with a residential developer or main contractor.

• Degree or MSc in Quantity Surveying or a related discipline.

• Professional qualification or working towards.

• Strong understanding of construction from both technical and commercial perspectives.

• Knowledge of current building regulations and design efficiencies.

• Experience with brownfield regeneration projects is advantageous.
